Manager-Real Estate, Americas
The Manager, Americas Real Estate will provide support for all retail, office, and warehouse initiatives primarily in the Americas region with direction from the Senior Director Global Real Estate. This position will serve as liaison between Tiffany and the Real Estate Service Provider in order to coordinate all efforts from site selection through lease execution. The manager will partner with VP Regional Finance Officer Americas, FP&A, Legal, Store Planning, Creative, and Global Store Development in effort to devise effective long term retail strategy for North America. This position requires extensive knowledge of the retail landscape of North America with a strong ability to effectively present SWOT analysis to all stakeholders as it relates to new leases, renewals, expansions, relocations, terminations, and exits. The manager will work alongside lease administration team with respect to portfolio lease data management and metrics.
Lead the transaction management process by:
Leading the execution of retail real estate transactions and strategies, coordinate the real estate acquisition process, and all constituent elements and participants, including Legal, Finance, Accounting, Store Design, Store Development, and Lease Administration
Implementing real estate plans with an understanding of strategic retail real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to priorities, commitments, and milestones.
Coordinating with external real estate provider during lease negotiation, inclusive of new leases and lease amendments. Oversee management of critical dates in partnership with Lease Administration.
Manage External Real Estate (“Provider”) Partnership:
In coordination with the Senior Director, communicate retail real estate strategy and ensure Provider executes on the strategy.
Manage internal and external partnerships to ensure on time, on budget project delivery
Support negotiations of new leases, lease amendments and renewals within prescribed timeline. Monitor lease expirations.
Proactively provide updates to Provider on real estate related projects and plans to ensure there is alignment and understanding of initiatives impacting real estate.
Manage Retail Real Estate Portfolio Strategy, Reporting and Process Management that support sales growth and profitability objectives:
In coordination with the Senior Director, lead in the structuring, execution and growth of the company’s retail real estate strategies, initiatives and portfolio supporting sales growth objectives
Develop best practice processes and standardization protocols to ensure optimal locations and favorable business terms
Centralize and coordinate interdepartmental action, including Store Design, Store Planning, Finance, Legal and Lease Administration
Identify cost savings opportunities and pursue cost reduction initiatives Assist in the development of real estate key performance indicators
Provide support as needed on overseas real estate initiatives including:
Partner with Senior Director of Real Estate in devising strategy to leverage the Tiffany brand in markets outside of the Americas
Assist in managing broker relationships and providing timely input throughout the lease negotiation and site selection process
Provide critical market intelligence to Tiffany regional heads to aid in their understanding of the current retail landscape
Bachelor’s degree with an emphasis in Real Estate or Finance
5+ years’ experience in retail real estate and transaction management, preferably on tenant or landlord side
Excellent negotiation skills with ability to provide value added analysis on all deals
Strong working knowledge of US and Canada retail landscape and successful experience in navigating the landlord/tenant relationship.
Excellent organizational, analytical, communication and management skills.
Proficiency in Microsoft Excel, Word and Powerpoint
Lease/Contract review and drafting experience
Knowledge of commercial lease terminology
Strong collaborative partner to the business and demonstrate ability to be effective in fast paced business environment
Articulate and insightful critical thinker/problem solver.
Experience working with luxury retailer
Understanding of finance and accounting concepts related to CAPEX, proforma analysis, ROI, and all other key drivers of the RE investment decision
