PROPERTY MANAGEMENT EXPERIENCE IS REQUIRED FOR CONSIDERATION

The Regional Property Director is responsible for meeting the financial, customer service, and operational targets defined in the assigned Better Housing Coalition’s (BHC) property business plans, as funds and resources are available. Provides comprehensive management of assigned multifamily properties, and for providing professional, courteous service in the highest ethical manner. Ensures property assets are maintained and potential liabilities are recognized and corrected appropriately. Supervises site Property Managers and staff, including leasing and administrative property operations activities to maintain occupancy goals. Ensures property performance to established budgetary and financial measures to meet federal/state/local and/or grant partner regulations and guidelines. Maintains positive, productive working relations with the other divisions of BHC, especially those which interact directly with residents, including Community/Resident Services. This position requires frequent evening/weekend hours, daytime, and regular on-call availability as business needs necessitate.The successful candidate will be responsible for successful operations of 8 affordable (PB Section 8 / LIHTC / Workforce) communities of varying size in Richmond, Henrico County and Chesterfield County.

Qualifications & Requirements
PROPERTY MANAGEMENT EXPERIENCE IS REQUIRED FOR CONSIDERATION

Experienced Regional Manager. LOW INCOME HOUSING TAX CREDIT EXPERIENCE is required for this position. The successful candidate will be responsible for successful operations of eight affordable (PB Section 8 / LIHTC / Workforce) communities of varying size in Richmond, Henrico County and Chesterfield County.

Ability to think strategically, plan and monitor results, ability to create and follow annual operating budgets and business plans that maximize cash flow while preserving the asset and caring for customers; ability to read, interpret, analyze financial statements and write, clear, concise, professional reports and narratives outlining property operations. Ability to meet established and ad hoc deadlines and hold others accountable for the same. Ability to recruit, hire, train and mentor site level associates and manage superior operating results through others. Ability to inspect apartment interiors, building and community common areas, building exteriors, community amenities, grounds and parking areas with or without an accommodation. Possess the highest ethical and professional standards and require that of all others within the organization.
Four years’ experience in Marketing and Compliance for Project Based Section 8 and Tenant Based voucher programs
Four years’ experience multi-site, multi-family Supervisor
Four years’ experience with Yardi
Three years’ supervising Low Income Housing Tax Credit (LIHTC) communities
Working knowledge of: Microsoft Word, Excel and Outlook. Experience with Yardi Property Management Software is a plus.
Associates Degree Required, Bachelor Degree preferred. On the job experience or professional designation attainment HCCP, COS, CPM or CAPS may be substituted for degree requirement.
Knowledge of all applicable local, state, federal, industry standards and program related requirements of a management agent for the supervised portfolio.
