Building Automation Systems Engineer
Provides program oversight in the operation and maintenance of all building automation systems to maximize efficiency and minimize costs. Working under limited supervision, monitors, inspects, and repairs equipment. Ensures compliance with safety rules and regulations. Under general supervision, conducts preventive maintenance, repair, installation, and commissioning and general servicing of HVAC Automation Systems (including detailed troubleshooting of systems). Responsible for high levels of customer satisfaction through direct, on site, customer interface. Mentors mechanical technicians on building automation activities. Properly completes required project and service documentation.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Maintains a total facilities systems management program which includes all the various connected and separate electrical, mechanical, life, safety, etc. systems that are operational in a facility. Ensures that measures are taken to operate all specialized systems in the most efficient manner to keep operating costs at a minimum. Complies with all applicable codes, regulations, governmental agency and Company directives related to systems operations and work safety. Inspects specialized systems to ensure operation of equipment is within design capabilities and achieves operational conditions prescribed by client. Oversees scope development, work request initiation, scheduling, and inspection of work performed by outside contractors, which includes proprietary work, licensed installations, upgrades, and maintenance and inspection of specialized systems. Responds quickly to emergency situations, summoning additional assistance as needed. Other duties as assigned. Diagnoses and repairs complex electronic control system malfunction's requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple programming languages of systems software. (Ex. Honeywell TDC3000, JCI METASYS, ABB Bailey, AB/ROKCWELL PLCs/HMIs) Diagnoses and repairs of Servers, running various versions of Windows Server 2000 thru 2016 (Ex. Rebuild servers when hard drive failures occur). Maintain monthly backups of software on each server Provides sketches of field changes and discrepancies for engineering corrections and drawings. Communicates with customer upon notification of the open Work Order. Ensures high levels of customer satisfaction. Keeps customer informed on the nature of service provided. Manages assigned work to meet professional execution, of time and customer satisfaction. Reports problems or changes to management immediately. Interfaces with operations manager to coordinate activities as required in an ethical and professional manner. Adheres to all CBRE and Site safety standards. Conduct extensive self-study (reading, research and practice) this will help to improve and maintain technical proficiency in the industry and preparation for new controls that might be installed in future projects on the site. Compiles job documentation, such as DP0 Change Control Records, timely closure of EAM work orders, timely completion of PM’s coming due, training certificates and punch lists. Follow standard operating procedures and help required updates. Proficient in all areas of the Microsoft Office Suite, ability to use and modify drawings for As-Left Drawings. (Excel, Word, Outlook & Vision) Proficient in set up and maintenance of Ethernet switches, examples are CISCO, Hirschman, AB ROCKWELL Stratix. Perform network setup of V-Lans, Routing, Port Assignments Generate frequency alarm report from automation systems. Troubleshoot alarms and perform root cause analysis to provide corrective/preventative actions to reduce nuisance alarms. Diagnose and repair automation communications, examples are EtherNet/IP, DH+, Modbus, Fieldbus, N2, BACnet, DeviceNet.

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training. Experience in HVAC and automation system control and/or emergency backup systems (generators, UPS, etc.) preferred. Three years of experience in servicing electronic and/or mechanical systems in the HVAC industry preferred.
CERTIFICATES and/or LICENSES
Electronic certifications in one or more of the following: Electrical, mechanical, access control, server and PCs, application and controller software or firmware, digital and analog controllers, networking, process controls, mechanical power transmissions, or data analytics. Licenses or certifications as may be required by local applicable law or ordinance.
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees. Effective interpersonal skills to properly represent CBRE to customers and other outside contacts in an ethical and professional manner. Ability to explain technical information to technical and non-technical people.
Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Advanced skills with Microsoft Office Excel, Word & Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more. Knowledge of standards and city codes with respect to Fire/Life Safety codes, relating to both mechanical and electrical systems in commercial buildings.
