Senior Transaction Manager
JOB SUMMARY
Provides ongoing management of all activities related to the marketing and leasing of retail and office space situated in Corktown (the “Project”) including the Michigan Central Station, Book Depository Building and related properties. Prepares, recommends, and implements the Project marketing and leasing strategy for the leasing and licensing of retail, office, technical and other associated uses.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Work with Ford Land / Corktown Project stakeholders and CBRE strategy team to lead the development of the Project Occupancy Plan that includes:
Review Project objectives
Identify Building Occupancy Zones
Develop Proposed Building Uses (Office, Retail, Support, etc.)
Develop specific occupancies by Building Uses (e.g. Food and Beverage, Entertainment, Pop-up, etc.)
Build Tenant Occupancy Profiles
Develop occupancy guidelines including adjacency framework
Complete demand analysis
Develop and Finalize the Occupancy Business Plan (Tenant Mix, Pro Forma Rent, OPEX, TI/CAPEX, Timing)
Finalize the Occupancy Plan (Tenant Occupancy Profiles and Occupancy Business Plan)
Lead the development of the Leasing Plan for the Project:
Confirm the Occupancy Plan
Develop Tenant Targets based upon Tenant Occupancy Profiles
Develop Tenant Contact Plan (targets, communication and contact strategies, incorporate the impact of tenant adjacencies)
Develop Market Communications Plan to include marketing material requirements, rollout that support tenant target groups, consider Tenant Leasing Experience Center
Complete Leasing Plan
Lead the implementation of the Leasing and Occupancy Plan for the Project:
Confirm Leasing Plan
Develop and build required Corktown Leasing Team variable-based resource model
Oversee the preparation of marketing materials and other communication collaterals
Prepare Tenant Leasing Experience Center
Initiate Tenant Contact Plan
Conduct tenant attraction events, building tours, broker events etc.
Develop and complete leases including the coordination of lease negotiations through field brokers and the leasing team, develop/respond to RFPs, evaluate responses, prepare NPV analysis of lease proposals.
Work with the team to complete the tenant occupancy of the Project
Prepare and maintain leasing reports, prospect lists and update the leasing go-to-market plan for the Project.
Initiated Tenant Care program
OTHER SKILLS and/or ABILITIES Advanced computer software application (Microsoft Excel, Word, PowerPoint, Outlook, etc.) and Internet navigational skills. Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously.
SCOPE OF RESPONSIBILITY Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. EDUCATION and EXPERIENCE
Bachelor's degree in business or related field, MBA preferred. 5+ years applicable industry tenure or similar combination of education and experience
CERTIFICATES and/or LICENSES
Real Estate Salesperson license.

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports using distinctive style.
