Bowie State University taps Mosaic Development to lead mixed-use Project.

Moore on March 16, 2023 Bowie State University has chosen a developer to shape a major mixed-use project meant to connect the campus with the surrounding community — and provide much-needed student housing. Currently, the site is just 1.6 acres of woods owned by the university at the intersection of Laurel Bowie and Jericho Park roads, adjacent to the MARC commuter lot. But by the fall of 2026, it’s expected to be a new residential and retail development called the Gateway, to include student housing and retail accessible to students as well as Bowie State’s neighbors. Mosaic Development Partners JV, a Philadelphia-based developer with an office in New Carrollton, has been awarded the rights, the company announced on its website. Bowie State University wants to develop 1.6 acres of woods at the entrance of its campus into a mixed-use project, mostly for student housing. “This is at the beginning stage,” Mike Atkins, Bowie State’s interim vice president of administration and finance, said in an interview. “When we talk about the Gateway, we want to bring the community into the university.” Mosaic, which is also part of a major College Park development, has been working with Maryland’s oldest historically Black university on the project for nearly a year, said Gregory Reaves, the company’s CEO. The institution issued a request for proposals in February 2022. “The reason it's called the Gateway is because it actually is the gateway building to Bowie State University,” Reaves said. “Being the largest HBCU in the state, we want to really honor it with something that is iconic, from a design standpoint and from an activation standpoint.” Reaves, who is based in Prince George’s County, said the retail tenants are still to be determined, but Mosaic’s vision alongside Bowie State is to not just include quick-serve food-and-beverage options but sit-down restaurants as well.
