Hotel Prices Soar as North Carolina A&T Prepares for Historic 100th GHOE

North Carolina A&T State University is preparing to make history as it celebrates the 100th Greatest Homecoming on Earth (GHOE), but the milestone event is creating unprecedented demand for lodging across Greensboro and sending hotel prices into the stratosphere.

The university expects more than 200,000 people to descend on Greensboro for the weeklong celebration running from October 25 through November 1. The largest events — including the parade, hip-hop concert, and football game against Elon — will all take place on Halloween, October 31.

When the university opened its official hotel blocks Monday morning, rooms at several properties vanished quickly. The official rates ranged from $209 to $369 per night before taxes across eight partner hotels. The host Sheraton Greensboro at Four Seasons offered rooms for $215 per night, while the Hilton Garden Inn commanded $369, the Courtyard Marriott asked $329, and the DoubleTree Greensboro listed at $309.

Those rates — already elevated for a typical Greensboro weekend — now look like bargains. Social media has exploded with screenshots showing hotel rooms advertised for more than $800 per night, with totals climbing even higher after taxes, fees, and minimum-stay requirements. Short-term rentals have fared no better, with some entire homes listed for several thousand dollars across two or three nights.

A Century of Excellence Creates Extraordinary Demand

The numbers tell the story of GHOE’s remarkable growth. North Carolina A&T reported 132,000 homecoming attendees in 2024.

The university has previously estimated that GHOE generates more than $50 million in economic activity, reaching hotels, restaurants, bars, retailers, transportation companies, and local vendors. More than 50,000 people attended the three-day Aggie FanFest in 2025 alone.

One recent graduate told WFMY that she booked a hotel last year and reserved a backup Airbnb to protect her centennial plans — preparation that reflects the occasion’s importance. GHOE serves as an annual reunion for generations of Aggies and a major event for non-alumni as well.

Price Gouging or Market Economics?

Frustrated Aggies have flooded social media with complaints about what some are calling price gouging. The Greensboro Office of the City Attorney addressed the concerns in a social media statement, explaining that the city does not own the hotels and that properties may generally increase rates for sporting events, concerts, and festivals without violating price-gouging laws.

North Carolina’s price-gouging statute applies after specific triggering events, including declared emergencies, disasters, or qualifying market disruptions. A major homecoming does not automatically activate those protections, meaning a room price can feel excessive without meeting the legal definition of price gouging.

Some travelers may seek rooms in High Point, Winston-Salem, Burlington, or other nearby communities, potentially spreading the economic impact across the Piedmont Triad while creating transportation challenges for visitors attending late-night events. The university may face pressure to pursue additional hotel blocks or regional shuttle options as the centennial approaches.
